Wrongfully withheld security deposit, after persistance and genuine threat of a law suit, I finally get my refund

This company is playing a game and I refused to let them win. Beyond being rude, they are dishonest. We got stuck with them after our property transfered. When we moved out, I gave myself 10 days to make that place shine. I cleaned top to bottom, did everything required (carpets professionally cleaned, put new drip pans, filters, light bulbs, etc.) There was NO DAMAGE beyond normal wear and tear and it was extremely clean (move in ready). 30 days after we moved out, we got a notice saying we OWED them money for a bunch of false charges, among them cleaning and carpets. Everything they claimed was WAY overcharged even if it had been legit (which none of it was). Luckily, I had taken photos of the house top to bottom AND took photos of the move in/move out sheet done by the inspector after the inspection was finished since I didn't trust them (rightfully so). I disputed the charges by letter sent certified mail, and got in touch with JAG and housing at Hood. I researched the laws and statutes for Texas and knew my rights and that all of their claims were bogus. After 30 days of no response to my dispute, and after they refused to provide me with a copy of the move out sheet that they had on file, I sent a final notice stating my position once again and that I expected a full refund by X date and if I didn't receive it I would be filing a law suit. Apparently, they knew they would never win in court, and the day after they received the notice my full refund went out in the mail. I take this as an admission of fault to their shady business practices. I was right and they knew it all along. They expect people to move from the area and be too busy/lazy/passive to fight back and to keep fighting back. Document EVERYTHING, be persistent, do not back down, and force them to do business ethically. Also, take CARE of your property and leave it in better condition than when you took over. They will do everything they can to keep your deposit but if you know that they their claims are false, fight it as they are now acting in bad faith and are legally liable. It can work, unfortunately only with a lot of unnecessary stress and personal time. It is my personal opinion that this company should be banned from renting to the military. The military is the only reason that this company exists. If you've had a bad experience with this company, please report it to housing on post at Ft Hood. They can't do anything if they don't get complaints. It took me 2 months to get my deposit back when it should have just been returned. I'm just glad and proud that I can write this review with an outcome that has proof and merit of having a legitimate basis for a complaint. Good luck to any person or persons having the unfortunate task of doing business with this company.
