About three years ago I was served for foreclosure on one of the house that I owned, and met this group of people to a presentation in Chicago name HLMS they claim that they can help me with my house. I have signed a contract that I am handing them the property to get full rights so they can get full control of negotiating with the mortgage company. They said that they can stop or prolong the foreclosure and also the phone calls from the mortgage company will stop. I showed up in court with one of their lawyer and the judge granted me to prolong the process and so as everybody in that court with no lawyers with them. One of the deal in the contract was, they will rent out the house but the rent will be put in trust fund and will be divided to the owners and the company when we sell the house after the all the expense. The problem is, The bank never stopped calling me 5-6 a day, The mortgage was not paid The association fee was never paid and never took care of the lawn service (which they claim they will take care), I still get letters from my mortgage company, The rent money was never put in the trust fund. They have collected almost $30,000 in rent within two years, and I know that the market will never pick up the way it was so they will never sell that house, and profit like they promised. All they want is to prolong the process and keep collecting rent. It makes me sick in the stomach that my family and I moved out of that house and renting from somebody else, filled up with bills and hospital bills that I can't pay (I had 2 surgeries for double mastectomy), 2 1/2 months behind on my car, and we almost got evicted this month because we can not pay our rent while these people are profiting for taking advantage of our situation. I been calling them and asking to get the property back which they did eventually. I am dealing with my mortgage company by myself now and learned that all those time that they were supposed to be helping me, they never did, that's why the phone call never stopped. There was no activity or negotiation that happened all these time. And the sad part was I asked where the money went and he said it was all spent on legal fees. I just want to know if it cost that much to show up in court one time. How can I get some of the rent money? So I can negotiate with my bank. And how can I stop these scams that keep taking advantage of people that are desperate and no knowledge of what's going on. Is there even a company that really stop a foreclosure? My mortgage company said no one can, only the mortgage company can Is this even legal? (what they did to me) Please I need help!
