Lease Options WA Roberta said she had long-term money to buy my house for a rental, she did not

Roberta Holmes entered into a contract to lease my home with an option to buy. I explained that I had tried to lease-option my home but since I had a very short (12-14 month) loan on the property, it seemed to short to offer to anyone who could qualify to buy in such a short time.
Roberta assured me that she was an investor with long-term money and thus could qualify to purchase within the time period and would use it for a rental.
I offered to find her a renter by placing signs and ads, which yielded a large number of contacts. She got back with me in a month asking to amend our agreement to give her more time to find a buyer, telling me that the one she thought who would buy could not qualify in such a short period of time.
I asked why I was looking for renters if she was actually looking for lease-option buyers.
She suggested I decrease the money for the option and give her another month to find someone. At first I disagreed, but when she promised to pay half of the option fee up front by May 1st, I agreed. On the day she was to pay she would not communicate a time to get together nor did she pay as promised.
I then sent a fax to her, to terminate our agreement. So far, she has not called, texted, faxed or in any other way been willing to communicate, leaving me hanging, and still not paying a cent on our contract.
Do not work with her is my advice. I hope she reads this and initiates contact so we can resolve this, soon.
