Affordable Closings title company failed to properly research the title to a property I was buying; as a result I ended up with a $7,000 lien against the house left over from the previous owner.

Here is a quote from the web site of Affordable Closings, where they claim part of their process is:.. Double checking the status of any taxes, loans, and liens against the property."

When I spoke to Mr. Darrel Lange, the owner of Affordable Closings about this problem, his response was that he disclosed the existence of the lien to both myself and the bank prior to the closing. Of course this is nonsense a disclosure such as this would have to be in writing.

Affordable Closings has had more than 4 months to produce a document (with my signature on it) backing up this statement. Mr. Lange is unable to do so because the disclosure does not exists.
