Denise d'Sant Angelo has been defrauding people for years. One of her favorite scams is to move into a nice house or apartment. Then after a couple months, she doesn't pay rent. As soon as the landlord files an Unlawful Detainer to evict her, she runs down and files bankruptcy. She drags out the bankruptcy so she can continue to 'squat' in the property without paying rent for 6-9 months. The bankruptcy ultimately gets dismissed meaning she is free to file again the next day, if she wants. She files all sorts of unmeritorious documents in the court to stall the eviction. She attempts to disqualify every Judge she goes before. This ends up costing the landlord thousands of dollars to defend. She has done this 9 times in 14 years. Beware of Denise d'Sant Angelo as a tenant. She may now try to rent using her friend's name, Nathan Skinner. Beware of Nathan Skinner too.

Denise d'Sant Angelo alleges to be a Paralegal. She is NOT. She is a very good con artist and convinces people she can perform legal work for them and asks for her fees upfront. She never performs the work but gladly takes thousands and thousands of dollars. Three people have lost their homes because of her unscrupulous antics. And many more have lost plenty of money. She thinks she knows the law but actually she knows the 'system' and works it continuously. Don't give her ANY money for anything.

Denise d'Sant Angelo is currently on trial in Santa Barbara for allegedly stealing money from Nuns in addition to other crimes. The Police Department has just scratched the surface into her unlawful behavior. She has a very long list of court cases in many different jurisdictions. Her name is always mistyped somehow. Her last name is actually " d'Sant Angelo" but a lot of cases index her last name as "Angelo" because that is how her California driver's license and Criminal files are indexed. She has used many aliases. Another of her targets is 'fundraising committees'. She looks for and joins any organization for which she thinks she can pilfer money. Watch out for her, she has 'phone book' of victims.
