I was contacted via phone by one of their reps, we conversed about my mortgage issue and the fact that I was facing foreclosure, the rep convinced me that they can get my mortgage modified from a 7.25% interest rate to a 4% interest rate, he made everything sound so good as he tells me all the great things they can do to help me keep my home.

I asked how long it would take for them to get everything done and he told me it would not take a long time because my case was not that bad because I was only about 3 to 4 months behing on my mortgage. I explained to him that I was on disability and on a fixed income so if they know they cannot help me they should let me know.

The sales Rep assured me they can help because they have had a lot of clients like me and that I was the perfect candidate for that program because of my situation. I agreed to the monthly 299.95 fee.

I was contacted next by another rep. Who requested several documents from me of which I submitted, each time she contacted they wanted more documents so I sent them after that each time I follow-up I get the same answer they are waiting to hear from the mortgage company, then one day they called me and stated that the mortgage company refuses to modify my mortgage because the mortgage was not due to adjust until a few more years (not a fixed mortgage), I told her to cancle my file she said ok, but the next day another rep called me and reasure me that they can get the modification I needed the help so I said ok, but same thing continues, now its nearly 3 months and still getting the run around and the same old story so I called them and requested to cancle and sent it in writing also and requested a refund of my now $899.85.

They cancled the service but ignored my refund request until my 2nd refund request I received a email from Miranda Johnston on 11/7/08 stating "Your file is being reviewed by management; please allow 4-5 business days while your file is researched Regards, First Universal Lending".

I waited but heard nothing, I left several messages and an email and they did not return my calls or responded to me so I emailed them again on 12/3/08 as a 3rd request for my money back and this was their response:

"As you are aware, the mortgage crisis in this country has urged a great deal of homeowners to seek loan modifications to avoid foreclosure. Mortgage companies have been bombarded with loan modification requests as a result. Unfortunately, mortgage companies do not guarantee loan modification and also vary in the amount of time it can take to review and approve a loan modification. FUL strives to get the desired results as quickly as possible, however is unable to control the mortgage company or the investor, who ultimately approves the loan modification.

FUL has cancelled your account, per your request. FUL fulfilled all contractual obligations. Clearly, your loan modifications were being worked on, and we negotiated several excellent settlement offers on your behalf, which is what FUL was contracted to do. There is no guarantee of results, which the contract states, although FUL has successfully negotiated loan modifications on behalf of countless happy clients. As indicated above, FUL continues to negotiate even after an initial loan modification denial. Also, in some of your emails to FUL you state the following: Your representatives knew they could not deliver what they promised and they knew that they were not capable of getting the loan modification completed for my property but they conned me out of what little money that I had. You also wrote: you cannot expect to lie to customers and take their money without giving them what you promised. Be advised that writing false, character-demeaning comments like these is libel; an actionable tort. Not only are your allegations completely incorrect, they are downright insulting to the integrity and professionalism of this company and its employees. Due to these facts, FUL will not grant your request for refund. Hopefully, this addresses your concerns. Truly yours,
First Universal Lending".

Long story short they stole my money and now trying to play the victim, they need to be investigated because Im not the only one they conned and if they dont get stopped there will be many more victims.
