Tenants Beware! Rick Larson, manager @ The Briarwood Apts. Is an extremely dishonest, disloyal (to the tenants, and company he represents) at Briarwood apts. Please, please, please take pictures of your unit after you move out! Pictures of everything from ceiling to floor. Carpet, walls, blinds, everything!

Don't assume that because you've cleaned it extremely well, sanitized it, and replaced everything from bulbs to ice trays, that you won't be charged ridiculous and unfair "damage" fees. He is determined to drain you dry of every cent of your "security deposit. Don't be fooled, his assistant Laurie is no angel. No matter how good and honest you are or how great a tenant you've been you will be ripped off! Do a walk through w / your unfair manager when you move out!

I was a great tenant, cleaned the unit, even did a touch up paint. The place was very clean. Unfortunately, I was charged more than half of my deposit for "damages", and recharged for cleaning. According to Rick the state law requires that the unit must be cleaned by a "licensed, bonded / insured professional" Hogwash! He even makes claims that there were damages (that mysteriously appeared) that I know did not exist while I occupied the unit.

He, without conscience, guilt, shame, or remorse ripped me off for more than half my deposit. A substantial deposit - no small amount. His only defense is that none of the money goes in his pocket.

If you fail to do a walk through, and take pictures, you will be treated unfairly - no matter who you are. If by some miracle you feel you got fairness, then it's only because he is discriminatory as stated in another compliant filed on consumer complaints.

How do we stop this injustice? We must continue to complain. Use your right to freedom of speech and let your voice be heard. It's not slander or character assassination if it's true! And that can and will eventually be proven in a court of law. The bad guy always gets his day in court! We have countless accounts of this fact.

If you know that you've been done unjustly by the management at Briarwood - RICK LARSON in particular, and no matter how many times you call corporate - Robert L. Jensen & Associates and you never get a call back. Just try and relax and clear your mind (by all means try to get lawful justice), because in time what's right will prevail.

Bernie "Made-Off" with billions, "So d*n Insane" (Sodam Hussien) and even many who sit in "high places' with seemingly untouchable power, fall like Goliath the giant. Little David took him down. Rick may think he can keep doing wrong and taking advantage of tenants all in the name of, " I've been doing this for years", (managing apts. And managing our hard earned money) that he can continue to do it because he's got a great relationship with the property mgnt. Supervisor that it's okay. But if we do what's lawful, and right by making complaints and protecting ourselves with pictures and documentation eventually - we will get justice.

I was simple minded, and trusting that the managers Rick AND Laurie (don't let her the smooth, assuring, professional demeanor fool you) were gonna be thankful that I did such a great job cleaning the unit, that I practically skipped out of the office after I handed her the keys/remote w/o doing a walk through. Shocked and surprised I got RIPPED-OFF!!!

Justice will prevail, and the unjust will fall like other great offenders before them,

P.S. Your late fees change when he says so. Fact: Fee used to be $50 after 5th of each month, plus $3.00 each day thereafter. Rick charged $53 plus $3 each day. Eventually, after numerous complaints, he sent out a fee schedule with a new late fee-$65!!! Plus. He always claims it's not him but he get's the fee list from his boss. Go figure???
