Promised us a home, told us to clear land of existing home, will not return our money

My parents live in Texas, I live in Florida. We have been poor all my life. My family lives in this little town outside of San Antonio—pure country. Anyhow, In 2007 I decided that I was going to get my parents a nice house— because they lived in a trailer that was over 30 years old and was just gross. The place was falling apart badly. The bathroom sink was so sunk in and inoperable. The toilet and tub/shower were barely holding on. The walls had holes and there were holes in the floor and in the ceiling. There were rats infested in the homes due to all the holes in the house. To tell you the truth I do not know how anyone could have ever lived in it but we did. My mom worked hard to get that house about 12 years ago. I wanted to get her into something "livable" so I saved for 5 years. Well I started searching, at first these people were so helpful and willing. Anyhow they told me that I needed to give a deposit of $2500 to "HOLD" my house and that they had an 18 month financing guarantee otherwise a FULL REFUND would be given to me. GUESS WHAT? —LIES! Lies! Yes-their Contract and the clause on the back of the contract-I should of read it-but they took my money before i signed the contract—and told me no matter what I would get my money back guaranteed. I want my money back I need to get my parents a home. They told us to clear the land and move my parents out of their house cause we were getting the new home and they never delivered. My parents now have no home to live in—what am I supposed to do? They are telling me that I won't get any money back-that they contacted several lenders — (that took over a year to deny us)—and did so much work on the file—that i lost all my money. How can this be? How can this happen? They promised me that when I gave them the deposit —that if i could not get financed that we would get our money back. Please HELP ME, Please. We don't have money like that I saved for 5 years to help my mom. Now not only did I lose this money but my parents don't have a place to live.
