When I purchased my $500K home, I honestly believed it would be trouble free and problem free. For that kind of money, I actually expected that.

After the first 5 walkthrough's, it became clear to me that this builder either doesn't know how to build good homes or the subcontractors they use don't. My home was not ready to move in by the dedicated date, however I HAD to move in because my other home was sold.

More than 90% of the original punch list items that were on my homeowner walk list were still undone. Items such as my kitchen island bows, no electric switch for the fireplace, no AC in half of the dual zone rooms, paint on the carpets in almost every room, no screens, scratched windows, doors don't close all the way, almost all the landscaping is dead and fungus growing in the landscaping that is still half alive, and the list goes on. My walkthrough list consisted of nearly 70 ligitimate uncompleted items. Maybe 1/4 of that list has been done and I've lived in my home now for 4 months.

It's not just the quality of the home that is so horrible either. They have gone through 3 superintendents, 3 customer service reps, and 2 salespeople. As far as I know, there is only a couple original employees left and unfortunately they don't do customer service. The current superintendent is pretty much an incompetent sod. He always has that "deer in headlights" look... That's when you can actually find him to see him.

I've been to the construction trailer on several occasions between 3-3:30PM and he's the only employee who's already gone home. I haven't seen much progress on the current production homes, and I don't believe any of the homes have closed escrow on time since he's been here. As a matter of fact, one of the homes that's already past the close of escrow date had a horrible leak over the weekend, and I saw the drywall subcontractor knocking out drywall to let it dry a week later! That's a week that water had to settle in the walls!

The super isn't the only unfortunate they have working for them. The customer service rep is just as bad. He makes a lot of promises (just like the last guy they had working for them, walks around the area like he's doing something, but basically he's not doing anything. He's not even a good talker! He has no backbone and allows the subcontractors to tell HIM what THEY are going to do and it should be the opposite. Since he's been onboard (about 2 months), the customer service around the community has completely dropped out to almost zero.

I wish it hadn't of come to this... Me having to write my frustrations on a website, however I've tried many, many times to get Private Island Homes to get on the ball and just FINISH my house, but unfortunately, once they got my money I turned into a lost and forgotten stepchild.

Take my advise... Don't buy. It's just not worth it.
