Carl Terry Brandt Contractor Took $25,590.00 and Did Not Finish Project, Left Home with No Kitchen, No Bathroom, No Doors, Etc etc etc

Dec. 1, Carl Terry Brandt, doing business as Royal Renovations, signed a contract with family, including82 year oldhomeowners, to repair and renovate the home owned by the elderly parents of the family. For the sum of $25,590.00, Royal Renovations agreed to complete 47 contract items as part of Paragraph 3 of the contract. During the period of time between December 1 and January 13, Royal Renovations was paid a total of $25,590.00 for the work to be completed. The contract also stated that the work would take approximately 6 weeks, the contractor would purchase everything needed for the project and contractor would hire enough workers to complete the project.

Most days, there were one or two workers here and the work proceeded very slowly, which is now clear that he was front loading the invoices to get all of the money while he had no intention of completing the project. After completing only 24 of the 47 items over a period of 9weeks, Carl Terry Brandt doing business as Royal Renovations stated in correspondence that he is intentionally breaching the remainder of the contract and refuses to continue the work for which he has been paid. He makes no reference to a refund for the remaining 23 items which he has failed to complete, those items including, but not limited to essentials such as a working kitchen, a working master bathroom and all interior doors on the first floor of the property, as well as counters, baseboards and window sills.

Royal Renovations demolished the property and intentionally fails and refuses to complete the work for which Royal Renovations has been paid.in addition, one of his subcontractors has threatened to file a lien on the property forCarl TerryBrandt's/Royal Renovatoionsfailure to pay for sheetrock. He also made duplicate keys to the property without permission and also revealed the security code to his workers when he was specifically instructed not to do so. Royal Renovations also owes us $1,707.25 for a Change Order #1 which was available toward the contract which he has breached. Royal Renovations has been paid for the following which Royal Renovations has failed to deliver to the property: kitchen counters, kitchen sink, kitchen faucet, kitchen exhaust ventahood, baseboards, door jambs, 10 interior doors, master bathroom countertops and bathtub surround, two master bathroom sinks, two master bathroom faucets and repairs to the garage and additional bathroom repairs. We have been swindled out of $25,590.00 by Royal Renovations.
