When I moved into my apartment I filled out the move-in condition form, and there were several issues with the apartment some of which could be fixed, and others which just needed to be noted (so I could get my deposit back). The first major issue was the collapsed counter in the kitchen (it was depressed by over an inch, and it collapsed a bit further when my roommate touched it). Who releases an apartment for move-in with any major structural instability issue? There were also broken blinds, a broken window, torn screens, etc.

The only thing s they ever fixed were the kitchen counter and the broken window. When it was time to sign my move-out notice, I asked for a list of instructions and was told there weren't any. "Just clean the apartment REAL GOOD." I specificly asked if it was necessary for me to shampoo the carpets. The Manager said "Oh, no we do that between tenants anyway."

I had to move out on the last two days of my lease (because there was a blizzard on the original days I had planned to move out) which fell on a holiday, so the office was closed. I took plenty of pictures for my records. THere was no damage (other than that which was on the move-in form. I dropped the keys in the Overnight slot with a note that told them where to send my deposit refund.

I also sent a certified letter on the first business day after, requesting my deposit, and containing a spare set of keys and requesting my deposit again (just in case something went FUBAR with the ones in the drop slot).

Oklahoma Law says they have 30 days to return my deposit or send me a certified letter stating why they are witholding any monies from it, and a check for the remaining balance. It's been five months. I have since made seven phone calls, and three written requests. I have gotten four different stories as to why they haven't gotten around to sending me a check for my $150. The last time I spoke with someone, they basically told me to take them to small claims court. THe owner hides behind his staff, and they ignore written correspondence.
