River City Real Estate manages over 800 rental units, and is led by a completely incompetent staff. Valid complaints about living conditions and the general disrepair of their properties is almost universally answered with verbal abuse and lack of corrective action by the president of the company. They send bills for maintenance services never rendered. They charge late fees for rents paid on time.

The buildings at River City Court Way were built in the 1930's. These buildings have been minimally updated since then. A mold that has been identified by state lab tests as stachybotrys black mold is just under the surface of the paint when tenants move in.in a few short months, it pushes the paint away and begins spreading across the walls and windows. There is no way to eliminate this mold without significant renovation. River City refuses to address it.

By Virginia state law, River City Real Estate is responsible for maintaining the HVAC units provided for heating and cooling. Never once has River City come to change our filter in two years. This is true of many of the residents here. A request to change the filter by another resident was met with a bill for the 'service'. Not changing the air filter in an HVAC unit can lead to serious respiratory problems.

The buildings at River City Court are infested with roaches. The grounds themselves are infested with rats, who live in the giant holes in the walkways. Complaints about the pest problems are met with mocking and verbal abuse from the president of the company.

Last year, under the guise of 'routine boiler maintenance', River city removed the gas boilers supplying hot water to the units, and replaced them with inefficient, tiny electric heaters. Tenant's electric bills skyrocketed, and they were never told why. River City then goes on to raise the rents. The formation of a tenant's association has been met with blatant retaliation and threats.

The list goes on. I write this to hopefully discourage others from falling into their trap. Just check the Richmond, Virginia Better Business Bureau entry on them. I'd recommend checking the apartment ratings sites, but the company spends all day writing fake reviews for their properties while calling their tenants names. Please run from this company!
