As a great tenant of Royal Palm Place, I exercised the full lease agreement that I had agreed to (7 mo) as a temporary home once I had sold my house. The building is beautiful, and the location is great. The staff is pretty friendly as well, most of them at least. Everything went great until move out, when I received a bill for $270 for Painting, House Keeping, and Carpet Dyeing.

Now, according to the FLORIDA LANDLORD/TENANT act, a property must be left at a condition comparable to move in unless otherwise stated in the lease. This property was not only left at the same condition as move in, but even better. We had the apartment PROFESSIONALLY cleaned by their own recommended cleaning staff, and the few paint scuffs that existed were paited over prior to our departure.

As a highly educated individual, I know a scam and deception when I see it... This billing scam that threatens to "go against your credit" is yet another INVESTMENTS LIMITED way of extorting money out of great people.

We have pictures from move in and move out of the property, clearly depicting the clean condition in which it was left. The manager at royal palm place was amazed that FINALLY someone had stood their ground and retaliated against them and their illegal billing activities. He actually offered me a "reduced" bill, bringing my scandelous and illegally incurred debt down to only $90 in "damages." (this was after I sent him a copy of FREC Florida Real Estate law clearly showing that what he was doing was ILLEGAL) Sorry, I don't negotiate with people like that!

Too Late for Royal Palm Place... I already filed a report with the state and the Department Of Business and Professional Regulation (DBPR). These guys are super when you're living there... They should be when we were paying nearly $2100/mo for a tiny 2/2 apartment.

JUST BE AWARE of the MOVE OUT SCAM that they are trying to pull on people... I have over 7 people currently willing to file a class action against them. Some of them had heinous charges as high as $900! Regardless, its not about the money, if we can afford to live in RPP, then the money is not the issue (as they figured most people would say and just pay the bill) BUT NOT ME!!! Its about morals and principal! I would NEVER go back to any property owned by Investments Limited, EVER, simply because of their ruthlessness and well known habits of extorting money from tenants.
