Beneficial consumer discount company extremely high interrest and payments. Promised to lower and failed to do it. Doesn't return calls

We have been trying to make payments that are more than 35% of our take home pay. Our rate is 9.5% which is outrageous considering home rates are now 2 to 4%. We've asked numerous times for a refinance because our loan is more than our home is now worth. They have refused every time.

We have mold, wiring and heating issues which we have no money to fix and they keep telling us we don't qualify for hardship. Other agencies i have talked too disagree and inform us our payments should be around 600.00 a month. No agency will do anything because of beneficials practices and i don't understand how they get away with it. I was told by beneficial that they are not a us based agency and don't have to abide by our laws so they are going to foreclose on our loan. They won't even return my calls to get help. Please make sure other peoples lives aren't destroyed by this company.
