I am a mortgage broker and submitted a loan for approval in late July of this year and Received a LOI on the submission. My submission was a full submission to include tax returns, p&l and credit report etc. They offered my client a deal that no one else could match and of course the loan never closed. Nationwide was asking for $ 3900 dollars in DD fees and I was assured by my account executive that they were direct lender on this loan. Well we found out 30 days later they or investor did not want the loan. We were still waiting on Commitment to lend and no appraisal was order yet. They claimed they another investor that would take the deal and of course the rate and fees doubled they produced another LOI and CLA. My customer paid the requested amount to the suppose investor RubyGold Funding/American Community Trust

Ruby gold funding send a Appraiser from Florida to appraise the property in Michigan. It turns out ruby had tried to sell the loan through a process call table funding (not lending there own money) to The Pan American Fund www.thepanamericanfund.com. 954-370-0600 After speaking to Jim owner of Pam American it turns out it was his appraiser that went out the property.

So as you can see there was some dasey chaining between suppose direct lender on this project. 4 weeks after the site inspection / appraisal was done in the last week of Sep 2008 we were finally told they did not want ruby / pam American fund was not doing the loan. It turns out that the denial was done by Pan American a few weeks before but Alex @ ruby decide not inform nationwide so they can inform my brokerage company so I tell my customer. Pam American or ruby refused to give my company or nationwide the copy of the appraisal. It customary that lender give copy of the Commercial appraisal. Nationwide was suppose able to get another investor possible doe the loan but CFO Nationwide felt it was my client responsibility to pay for another appraisal. I am recommending that you look for a different company for your commercial mortgage needs this company this ran by a guy they will never call you back on the phone and will always email. There in the business of collecting DD fees to fund there business. Here information on the current company state with the state of Florida

There plenty of additional information on consumer complaints # 320290 on tony and all the other activity he does and you can determine on your own would trust this guy with your money after reading it and researching it?

Bottom line is tony Lost my customer appraisal due to the fact there not direct lender and they use other people money aka Table funding. He then expected us to pay another 3k plus with a another company.

. I suggest you run if any lender or broker gives you paperwork from this company, and you do work with do say i told you so because there working for the upfront fee.
