Charges Misapplied payments you name it

I don't even know where to begin. Litton purchased my loan in 2001 and it has been a major headache since.in 1995, my husband was injured and we qualified for a forebearance from HUD. We made all the required payments and resumed full payments as soon as we were able, all was going well. Then Litton purchased our loan. Shortly there after they increased our payments from around $450 a month to $650 a month. According to them it was increased equity and what not. I can't really be clear, because I never could really get a clear answer from them.

Around May of they started threatening foreclosure, according to them I was delinquent to the tune of around 35k, even though I had never missed a payment, or even paid late... After nearly 30 letter from them in a three week period and hours on the phone, they finally admitted it was a mistake. Now the latest. I recently requested a payoff amt, as I am desparately trying to refinance and get out from under litton. My payoff amount is $51k and some change, interesting thing is, I financed my house in 1986 at a fixed rate of 9%, I only financed 48k, so after 20 years of payments, I now owe $3000 more than I borrowed. There was two pages in the payoff of what was called "corporate advance" which included charges monthly, sometimes twice a month for recording fees and what not, adding up to over $12k

Why do they continue to get away with this type of practice?
How do we stop them?
